Eichler built five neighborhoods, with a total of about 600 Eichler homes, in the greater Los Angeles area. His homes can be found in the city of Orange, Granada Hills, and Thousand Oaks. The creation of suburbs after World War II marched rows of ticky-tacky tract houses across America. The houses Joseph Eichler built rejected ticky tack — and offered stunning modern spaces on graceful curving streets to generations of families. The house has five small bedrooms, arranged in two separate wings around the living area and open air atrium (there's a tree growing up through the roof). Each wing has bathrooms (which has helped keep the peace between the Grossmans). Jones, who had designed a prototypical house for the Los Angeles-based builder, Hvistendahl, came to Eichler Homes equipped with an intimate knowledge of the parameters of merchant builder design. His only residential design experience had involved custom homes, including a $3.5 million house for Ralph Davies, owner of a San Francisco-based cruise line, and Joseph Eichler's own house, in Atherton, which would cost a healthy $50,000.

While a certain model or floor plan would be used in multiple subdivisions being built at any given time, it was a largely iterative process. Certainly over that time there were also major design changes; floor plans added the atrium in about 1958, the size of the house grew, and other amenities were added. For example, while there are a few second-story additions that have been done aesthetically well, they largely do not work for most of the original single-story floor plans. Between 1949 and 1966, he developed over 11,000 homes as part of planned developments across the San Francisco Bay and Los Angeles suburbs.
